Before You Purchase

Please contact Park Management for a residency application packet. Hacienda Mobilehome Park is designated as a 55+ community.

All prospective residents must be approved for residency prior to completion of home purchase.

Space rent includes trash and sewer services. Utilities — electricity, gas, and water — are master-metered and each space is billed separately on monthly rent statements based on actual usage.

Requirements for Residency

AGE

  • One resident occupying each home must be 55 years of age or older;
  • All others must be 45 years of age or older.

OWNERSHIP

  • An age-qualifying resident must own his home;
  • His or her name must be on the registration with the Housing and Community Development Department (HCD).

FINANCIAL

The applicant for residency must have:

  • A documented income of three (3) times the space rent;
  • A credit score (FICO) of 650 or better.

RULES COMPLIANCE

Approval of a prospective resident can be withheld if management reasonably determines that, based on the purchaser’s prior tenancies, he or she may not comply with the Rules and Regulations of the Hacienda Mobile Home Park.
